For a newly built home, enter the price without HST: land transfer tax is not charged on the HST. Brampton, Mississauga, Milton, Caledon, Oakville and the rest of the GTA outside Toronto pay the Ontario tax only.

How the Ontario tax is worked out

The first-time buyer refund is for Canadian citizens and permanent residents aged 18 or over who have never owned a home anywhere in the world and will move in within nine months. Foreign nationals also pay the 25% Non-Resident Speculation Tax, which is not included here.

Questions about closing costs

How much land transfer tax do you pay in Ontario?

Ontario charges 0.5% on the first $55,000 of the price, 1.0% from $55,000 to $250,000, 1.5% from $250,000 to $400,000, 2.0% from $400,000 to $2,000,000 and 2.5% above $2,000,000 on homes with one or two single-family residences. A home in the City of Toronto also pays the municipal land transfer tax. First-time buyers can get back up to $4,000 of the Ontario tax and up to $4,475 of the Toronto tax.

Is HST charged on a pre-construction home in Ontario?

Yes. A newly built home is subject to 13% HST. Builders usually quote a price that already includes HST, net of the rebates a buyer who will live in the home qualifies for and assigns to the builder. A buyer who will rent the home out normally pays the rebate amount on closing and applies for the rental rebate afterwards.

Is land transfer tax on a new home calculated on the price with HST?

No. Land transfer tax on a newly built home is calculated on the purchase price without HST.

What is the minimum down payment in Canada?

Five per cent of the first $500,000 of the price and ten per cent of the part between $500,000 and $1,500,000. A home priced at $1,500,000 or more needs at least twenty per cent down. A mortgage with less than twenty per cent down must carry mortgage default insurance.

How accurate are these calculators?

They are estimates based on published federal, Ontario and City of Toronto rules. Rates, rebates and eligibility change, and a builder's agreement can treat HST and closing costs differently. Confirm your own numbers with your mortgage broker, your lawyer and your accountant before you sign.
