New townhomes in south Caledon cost far less than they did at the 2022 peak, and until March 31, 2027 Ontario’s expanded HST relief can remove up to the full 13% HST on a new home valued up to $1 million. Two communities at Hurontario Street and Highway 410 stand out this fall: SouthCal and Crown of Caledon. Here is what they cost, what the HST relief does to that price, and why the timing matters.
Then and now: new home prices since 2022
| GTA benchmark, new single-family homes | Price |
|---|---|
| February 2022 (market peak) | $1,858,713 |
| August 2026 | $1,248,866 |
| Change | About 33% lower, before any HST relief |
The benchmark covers new detached, semi-detached and townhomes across the GTA (BILD, with data from Altus Group). Builders have reset prices, and the HST relief now comes off on top of that.

What the HST relief does to a $739,990 townhome
New-home prices in Ontario usually include HST, with the standard $24,000 Ontario rebate already credited to the builder. On that basis, a $739,990 townhome carries about $87,900 of HST. The expanded relief covers the full 13% on homes up to $1 million, so a qualifying buyer’s cost works out to about $676,000, in the $600s. The same math puts a $799,990 SouthCal town at about $729,000.
Some builders now quote prices that already include the relief, and some do not. Ask the builder to confirm in writing how the relief is applied to your agreement. You can run your own numbers with our HST calculator.
Why this fall matters
The relief applies to agreements of purchase and sale signed between April 1, 2026 and March 31, 2027. That leaves about five and a half months. In August 2026, single-family new home sales in the GTA were 47% above their 10-year average, which BILD and Altus Group linked to the HST rebate program. The best lots and lowest-priced units in a release tend to go first.
Questions buyers ask
When does the HST relief end?
It applies to agreements signed with a builder between April 1, 2026 and March 31, 2027. Construction-timing conditions also apply, so confirm the details for your home with your lawyer.
Do I have to be a first-time buyer?
No. Ontario’s expanded relief covers homes bought as a primary residence or as a residential rental property. First-time buyers may have additional federal rebates.
How much is the relief worth?
Up to the full 13% HST, to a maximum of $130,000, on homes valued up to $1 million. It stays at $130,000 up to $1.5 million and phases down to $1.85 million.
Are SouthCal and Crown of Caledon freehold?
Yes. Both offer freehold townhomes, meaning you own the house and the land. Some rear-lane designs share a private lane with a small monthly fee, so ask about it for the model you like.
Where exactly are they?
Both are in Mayfield West in south Caledon, near Hurontario Street, Mayfield Road and Highway 410, a short drive from Brampton.
